We take single-family and multi-unit homes and reimagine them as several private suites plus thoughtfully designed shared common areas, then bring in the people who will own them together. Our first community is in Leschi, a home converted into five private suites. The Grove, eight ownership suites, is in development in Ballard. We work across Seattle, Bellevue, and Kirkland. For you as the owner, that means a clear path to unlock what your property is worth: we set up the LLC, design the suites, match the co-homeowners, and run the sale process, while you work alongside a team at every step.

If you move forward, we design the private suites and shared common areas, and we set up the home's LLC. This is where the property is shaped into a real community, with the legal and design structure handled for you.

What is "Sell and Stay"?

Sell and Stay is a path for owners who want to unlock the value in their home but do not want to leave. You release that value through the co-homeownership structure, and you keep living in your own private suite as part of the new community. It is a way to stay in the home and neighborhood you love while opening the door to others.

Do I keep any ownership?

It depends on the path you choose. With Sell and Stay, you can keep a membership interest in the home's LLC and continue to live in your private suite. With a straightforward convert and sell, you partner with reSpace to bring suites to market and sell them to matched co-homeowners. We will walk through the structure with you so you understand exactly what you hold at every step.

How long does conversion take?

Every property and timeline is different, since it depends on the home's condition, the scope of the design, and local permitting. After your Property Snapshot, our team gives you a realistic timeline for your specific property rather than a one-size-fits-all answer. You will always know what the next step is and roughly how long it should take.

What does the property analysis cost?
